In determining the Fair Market Value of your home, there is no substitute for a seasoned professional (Realtor and/or Appraiser) physically inspecting your home, as well as those of closed and currently listed comparable properties. This is always the BEST way to ensure accuracy. Nonetheless, much of the data that would be used by such professionals exists today via the Internet. For your own use and research, we have included a popular site that you may find helpful. It is important to note when making such purely statistical evaluations, however, that many vital data points may or may not accurately reflect the subject property OR the comparables. Such key variables that often are NOT included in such evaluations include actual square footage vs. county record data, interior remodels, views, water frontage, lot sizes, adjustments for street traffic, rural vs urban and/or suburban properties, and/or current comparable sale data (some neighborhoods just don't turn over very often). When using these valuable on-line tools, be sure to take such adjustments into consideration.
